FURNITURE SALE AGREEMENT

This Furniture Sale Agreement (the "Agreement") is made and entered into as of 7 September 2024, by and between:

1. Sale of Furniture
Seller agrees to sell, and Buyer agrees to purchase, the following furniture items (the "Furniture") located at the Property Address:

2. Purchase Price
The total purchase price for the Furniture (the "Purchase Price") will be determined based on the number of items purchased by the Buyer.

3. Payment Terms
Payment of the full Purchase Price is due no later than 10 days before the completion of the sale of the Property (the "Completion Date"). The Purchase Price shall be paid in full via BACS transfer to the Seller’s nominated bank account. The Seller will provide the Buyer with a detailed invoice indicating the final total Purchase Price once the number of items has been confirmed.

4. Condition of Furniture
The Furniture is sold "as-is," and Seller makes no warranties regarding the condition or suitability of the Furniture.

5. Non-Refundability
All Furniture sold under this Agreement is non-refundable. Once payment is made and the sale is completed, Buyer acknowledges that no refunds will be issued.

6. Responsibility for Maintenance
Buyer assumes full responsibility for maintaining the Furniture after the sale. The Seller shall not be liable for any repairs, maintenance, or damage to the Furniture after the transfer of ownership.

7. Transfer of Ownership
Ownership of the Furniture shall transfer to Buyer upon full payment of the Purchase Price. The Furniture shall be made available for Buyer to inspect and take possession of no later than the Completion Date.

8. Cancellation
In the event that the sale of the Property is not completed for any reason, this Agreement shall be considered null and void, and Seller shall refund any payment made by Buyer.

10. Entire Agreement
This Agreement constitutes the entire agreement between the parties with respect to the sale of the Furniture and supersedes all prior agreements and understandings, whether written or oral, relating to such sale.

11. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of England and Wales.
